At Chiton, you will be part of a vibrant, living community. Less than one-third of the 90 hectares at Beyond Today will bear homes, leaving the majority dedicated to native vegetation, wetlands and wildlife as part of the largest environmental, estuarine hinterland restoration project in South Australia. The majority of the two- and three-bedroom homes will be positioned on or next to a park, giving you a real sense of space and a serene landscape to look out on. Each will be a model of sensitive modern architecture built to world-class standards of energy-efficiency, environmental compatibility and long-term sustainability with only low-toxic materials employed in their construction. The beauty of them is you would never know all this, however, unless you checked your utility bills.
To achieve a minimum seven-star energy-rating, the architects start by aligning each home to its optimal orientation, positioning rooms and placing the windows astutely. The result is a neat trick that does the seemingly impossible: shielding direct summer sunlight from the double-glazed windows while channelling warm winter sunlight into the home, with the building's thermal mass used to conduct heat and stabilise the temperature. The windows are also sited to create a cross-flow of cooling sea breezes. Naturally, high levels of insulation fill every cavity. All of this smart passive design means less need for heaters and airconditioning, for your first savings.
Next, your home will mostly run on the sun with solar power and solar hot water systems drawing all that free energy and turning it into further savings, made even better by the careful selection of energy-efficient lighting and appliances.
But there's more: a 10,000-litre underground tank will harvest pure rainwater, which will be plumbed throughout the home and dispensed through water-efficient taps and mixers. You'll never drink a glass of water like the one you'll get at home.
What all this extraordinary efficiency promises is a drastic reduction in your cost of living. Ultimately, we're striving for something close to self-sufficiency for both power and water. It all depends on how energy-intensively you live. Suddenly, the future looks very bright indeed.

Life continues to surprise and delight even when you do decide to tear yourself away from our sanctuary and the beach across the road at Chiton Rocks. For practicalities, your local shops are just 500 metres away by car or bicycle, using the sea path.
For those who enjoy the proverbial 'good walk spoiled', you have two of the finest golf courses nearby at McCracken and Victor Harbor. If you're a bowler, it gets even better with the beachside green at Victor and possibly one of the most picturesque greens on the planet overlooking Horseshoe Bay.
If wining and dining is more your thing, the Fleurieu's fine wineries, famous cafés, bakeries, restaurants and the local farmhouse cheeses provide added incentives to take more walks and use the fitness room in the community centre.
